In short
- Airbopti helps you assess a house before buying it to rent on Airbnb. Results are estimates, not investment advice, tax advice or an official diagnosis.
- The trial is free for 14 days, no card needed. After that, the subscription is monthly, with no commitment, and you can cancel online in a few clicks.
- If you are a consumer, you have a 14-day right of withdrawal.
- Your data is yours: you can export it or delete your account at any time.
The French version of these terms prevails in case of discrepancy.
1. Who we are

2. Purpose and acceptance
These terms of use and sale (the "Terms") govern access to and use of the Airbopti service (the "Service") and the purchase of a paid subscription. By creating an account, you confirm that you have read and accepted the Terms and the privacy policy.
They apply to two kinds of customers:
- a Consumer: an individual acting for purposes outside their trade or profession;
- a Business customer: anyone using the Service for their business (short-let manager, agent, adviser, professional investor, company).
Where rules differ, this is stated.
3. The Service
Airbopti lets you, among other things:
- import a property listing (link, pasted text or Chrome extension), including its photos;
- estimate the energy rating (DPE) and see the rental rules that apply;
- compare the asking price with actual sales nearby (public DVF data);
- estimate short-let income month by month under several scenarios;
- simulate financing (rate, monthly payments, debt ratio) and generate a PDF memo;
- share an analysis by link and access it through the API or the Chrome extension.
Some analyses use artificial intelligence. AI-generated text is labelled as such.
4. What the results are: read before deciding
Airbopti analyses are statistical estimates provided for information only, built from public data, the listing's information and calculation models. They may be incomplete or wrong.
- Airbopti is not a regulated financial investment adviser, a credit broker, a tax or legal adviser, or a certified property surveyor. The energy rating estimate does not replace the official DPE.
- Local rules (registration, change of use, quotas, co-ownership rules) change and depend on each town: check them with the town hall and, where relevant, the building manager.
- Estimated income is not guaranteed. It depends on the market, the season, how the property is run and factors the Service cannot know.
- The financing simulation is not a credit offer. Only a lender can grant a loan.
You alone are responsible for your purchase, financing and rental decisions. We recommend having any project checked by the right professionals (notary, bank or broker, surveyor, accountant).
5. Account and security
- The Service is for adults only. You sign in with a Google account; we never see your password.
- You agree to provide accurate information and keep it up to date.
- Your personal API token (used by the Chrome extension and the API) gives access to your account: keep it secret and regenerate it from your settings if in doubt.
- A subscription includes a number of users ("seats"). Each user needs their own access; sharing credentials is not allowed.
6. Free trial
Every new account gets a 14-day free trial, with no card. At the end of the trial, without a subscription, the account becomes read-only: your analyses stay viewable and exportable, but you can no longer create new ones.
7. Prices, billing and payment
- Prices are shown in euros excluding VAT. Applicable VAT is added at checkout. The price that applies is the one shown on the Pricing page when you subscribe.
- The subscription is billed monthly, in advance, based on the number of seats. Seats added mid-month are charged pro rata by our payment provider.
- Payment is by card through Stripe. We never store card numbers. An invoice is available for every payment.
- If a payment fails, we let you know by email and retry. If it is not settled, access may be suspended and the subscription then cancelled.
- We may change our prices. Any increase is announced by email at least 30 days before it applies; you can cancel before then if you do not accept it.
8. Term, renewal and cancellation
- The subscription runs for one month and renews automatically every month, with no minimum term.
- You can cancel it at any time, online, in a few clicks from your dashboard or settings. Cancellation takes effect at the end of the monthly period already paid: you keep full access until then and no further payment is taken. You can undo the cancellation before that date from your account.
- The month already started is not refunded, unless the law says otherwise (in particular the right of withdrawal below).
- At the end of the paid period, your account becomes read-only: you can view, export and delete your analyses, but not create new ones. An account with no activity for 3 years is deleted, after a warning email sent at 2 years.
- We may suspend or close an account for a serious breach of the Terms (fraud, unlawful use, security threat), after a notice left unanswered for 8 days, or immediately if needed to protect the Service or others.
9. Right of withdrawal (Consumers)
If you are a Consumer, you have 14 days from the start of your paid subscription to withdraw, without giving a reason (article L221-18 of the French Consumer Code).
By subscribing during this period, you expressly ask for the Service to start immediately. If you withdraw, you are refunded the amount paid, minus an amount proportional to the time already used before your withdrawal (article L221-25).
To withdraw, send us a clear statement at legal@airbopti.celarli.com, for example using the form in the appendix. The refund is made within 14 days of receiving your request, using the same payment method.
10. Acceptable use
You agree not to:
- use the Service for unlawful or fraudulent purposes or against the rights of others;
- resell, rent or give third parties access to the Service beyond the seats you pay for;
- bulk-extract data from the Service, bypass its technical or rate limits, try to compromise its security or decompile it;
- import content you do not have the right to use.
The Chrome extension only copies the listing page you are viewing, when you click "Analyze". You are responsible for respecting the terms of the listing sites you visit.
11. Your content
The listings, text, photos, notes and information you import or enter (your "Content") remain yours. You allow us to host, copy, resize and process them only as needed to provide the Service, for the duration of your subscription. Listing photos are kept for your own analysis and are not made public unless you share an analysis.
You confirm that you have the necessary rights to your Content. We may remove clearly unlawful Content that is reported to us.
12. Sharing analyses
When you turn on sharing for an analysis, anyone with the link can view it, including its photos and figures. You can turn sharing off at any time; the link then stops working.
13. Intellectual property
The Service, its software, calculation models, text, brand and design are protected. We grant you a personal, non-exclusive, non-transferable right to use it for the duration of your subscription. You are free to use the PDF memos you generate for your own projects, including with your bank. Public data used (DVF, ADEME, INSEE) remains under its own licence (Etalab Open Licence).
14. Availability and support
We do our best to keep the Service available at all times, but cannot guarantee it: interruptions may happen for maintenance, updates or because of third-party services (listing sites, public data sources, hosting). Support is provided by email on business days.
15. Liability
- Business customers: our liability is limited to direct, foreseeable damage and capped at the amount paid for the Service in the 12 months before the event. We are not liable for indirect damage (loss of opportunity, lost profit, investment decisions).
- Consumers: you benefit from the legal guarantee of conformity for digital content and services (articles L224-25-12 et seq. of the French Consumer Code). We are not liable for damage resulting from use that breaches the Terms or from decisions based solely on estimates presented as such (section 4).
- No limitation applies in case of gross negligence or wilful misconduct, personal injury, or where the law forbids it.
16. Personal data
We process your personal data under the GDPR as described in our privacy policy and cookie policy.
If, as a Business customer, you enter data about your own clients (for example a name on a memo), you are the data controller and we act as your processor, on your behalf and following your instructions, under article 28 GDPR. Our data processing agreement then applies automatically.
17. Changes to the Terms
We may update the Terms, for example to follow changes to the Service or the law. For significant changes, we notify you by email at least 30 days in advance. If you do not accept the new Terms, you can cancel before they take effect.
18. Complaints and mediation
For any complaint, email us at legal@airbopti.celarli.com: we reply within 15 business days.
If you are a Consumer and the disagreement remains, you can use the consumer mediator free of charge: [to be completed] ([to be completed]), within one year of your written complaint.
19. Governing law and disputes
The Terms are governed by French law.
- Business customers: failing an amicable solution, any dispute falls under the courts with jurisdiction over the publisher's registered office.
- Consumers: you may bring a claim before the court of your place of residence or any other court with jurisdiction under the French Consumer Code.
